Our construction management approach is just as vigorous. We help each owner budget for tenant improvements, select and oversee project architects, coordinate the bid process with contractors we personally qualify, and monitor all of the construction. We set high standards for the vendors and contractors we select, since in our business, we are known by the companies we keep.

B&Z Properties also keeps close tabs on relevant technology, and we will frequently suggest energy- and cost-saving upgrades or retrofits to maximize the value of a property. In addition, we provide a full accounting of construction-related costs and always work with new tenants to help ensure a smooth transition.

Management Services

Asset Management Services:
  • Coordinate due diligence and inspections for new investment properties
  • Develop overall investment strategy and financial goals
  • Establish leasing parameters for new leases and renewals
  • Interview potential leasing brokers and review marketing proposals
  • Respond to lease proposals and negotiate terms with potential and existing tenants
  • Develop lease templates, negotiate lease language and review with owner’s legal counsel
  • Coordinate new debt/or and refinancing
Property Management & Accounting Services:
  • Property Manager performs weekly, monthly and quarterly inspections as the property may require
  • Online service call tracking to ensure timely response to all service calls and monthly maintenance
  • 24 Hour availability in the event of an emergency
  • Lease review, interpretation and compliance
  • Monthly, quarterly and annual maintenance programs with vendors
  • State of the art property management software, facilitating lease administration, tenant billings and rent collections
  • Establish energy conservation programs such as LED lighting retrofits, irrigation conversions and HVAC upgrades
  • Annual budgeting of property revenues and expenses including a 5 year projection of capital items
  • Effective cost control, through monthly budget to actual variance reporting
  • Monthly financial reports which include a balance sheet, income statement, cash flow, rent roll, delinquency report and all supporting documentation
  • Monthly billing and collection of rents
  • Payment of all monthly expenses
  • Timely preparation of collection of Common Area Maintenance reconciliations

Construction Management Services:
  • Formulate a plan with the owner on tenant improvement allowance
  • Hire architect to draft all construction drawings necessary for permits and bidding
  • Facilitate the bidding process with qualified contractors
  • Provide tenant improvement budget for owner approval
  • Oversee the construction, on a turnkey basis, and coordinate any requested changes
  • Work with the new tenant to make sure the transition into the building is smooth
  • Provide full accounting of all costs related to the construction
  • Secure all final documents including the Certificate of Occupancy, permit signoff, as built plans and any lien releases
Lease Renewal Services:
  • Meet regularly with tenants to identify expansion needs or extensions
  • Submit proposals to existing tenants on behalf of the Landlord
  • Review counter proposals and prepare responses
  • Finalize renewal/expansion terms and provide lease renewal budget to Owner
  • Finalize renewal documents with Owner’s attorney
